Small Commercial, Done Right
One crew for the whole suite, start to finish
Most commercial renovation companies want the 40,000 square foot job. We don't. We take the dental office that needs new flooring and a reception wall, the retail unit sitting empty between tenants, the condo lobby the board finally approved. One crew handles the demolition, drywall, ceilings, flooring, trim and paint, so you're not coordinating four trades and a schedule that falls apart when one of them doesn't show up.
Your business still has to run while we work. We schedule around your hours, after close and on weekends when that's what it takes, and we seal off the work area so dust stays out of the rest of the floor. And when damage is the reason you're calling, we handle that too: water, fire, smoke and mould, cleaned up and rebuilt by the same team.
A few things we won't do. We don't take on restaurants or large-scale commercial builds, those need a different kind of contractor. We won't quote a renovation from photos, every quote starts with a site walk. And we won't close up water damage with fresh drywall until we've found the leak and the wall is dry.

Commercial spaces we renovate and restore
Single suites and small units, done room by room. If it fits on one floor plan, it's probably ours.
Offices & Professional Suites
Partition walls, drywall, drop ceilings, flooring and paint for law firms, accountants and small business offices.
Clinics & Studios
Dental, physio, salon and fitness studio build-outs and refreshes, with low-odour products and work booked around your appointments.
Small Retail Units
Storefronts refreshed after close, or units turned over between tenants so the next lease starts on time.
Condo & Rental Common Areas
Lobbies, hallways, stairwells and amenity rooms, coordinated with your property manager and board.
Commercial Water Damage
A burst line or a leak from the unit above: extracted, dried, and rebuilt once the moisture readings say the space is dry.
Fire, Smoke & Mould
Soot and odour cleanup, mould containment and removal, then the repairs, so the space reopens clean instead of just repainted.

Planning & Budget
What affects commercial renovation cost
Commercial quotes come down to size, condition and timing. These are the things that move the number.
Square footage
The size of the suite and how many rooms are involved is the biggest driver of any quote.
What's behind the walls
Old wiring, hidden water damage or mould found during demolition changes the scope. We tell you before we touch it.
After-hours scheduling
Evening and weekend work keeps you open, and it can affect the price.
Permits & building rules
Landlords, condo boards and the City of Toronto each have requirements that shape the schedule.
Finishes
Commercial flooring, washable paints and ceiling systems all sit at different price points.
Damage & insurance
On restoration jobs the extent of the damage sets the scope. We document everything so it's ready for your insurer.
We never quote blind. Every commercial estimate is free, itemized and based on a site walk of your actual space.

Commercial renovation FAQs
How much does a commercial renovation cost?
It depends on the size of the space, what's behind the walls, the finishes you pick and whether we're working after hours. We quote after a site walk, free and itemized, so the price reflects your actual suite.
Do you work after hours or on weekends?
Yes. Most of our commercial work happens when your space is closed, so your staff and customers aren't working around us.
What kind of commercial spaces do you take on?
Offices and professional suites, clinics and studios, small retail units, and condo or rental common areas. Single suites and small units, done room by room.
Do you do restaurants or large commercial builds?
No. Restaurants and large-scale commercial construction need a different kind of contractor, and we'd rather tell you that now than halfway through a quote.
Do you pull permits?
Yes. We pull the permits the job needs and work within your building's rules, whether that's a landlord, a condo board or the City.
Can you restore a commercial space after water or fire damage?
Yes. We extract and dry water damage, clean up smoke and soot, and contain and remove mould. Then we rebuild the drywall, flooring and finishes. One crew from cleanup to the last coat of paint.
How fast does water damage need to be dealt with?
As fast as you can. Wet drywall and carpet can start growing mould within a couple of days, so a leak left over a long weekend in a closed office can turn a patch job into a mould job. Call (647) 272-1983 as soon as you find it.
Do you work with insurance companies?
We document the damage with photos and detailed notes and work alongside your insurer and adjuster. We'll walk you through what to expect before any work starts.
Can you work with our property manager or condo board?
Yes. For common areas we coordinate schedules, access and building rules with the property manager, so residents get notice and the work doesn't surprise anyone.
What if you find asbestos in an older building?
If demolition turns up material that might contain asbestos, we stop and bring in a certified abatement specialist before work continues. We don't remove it ourselves.
Are you licensed and insured?
Yes, we're fully licensed and insured, and we're based in Etobicoke. We paint with Benjamin Moore and Sherwin-Williams.
Need your space renovated or restored without closing?
Tell us about the space and what happened. We'll book a free site walk and send you an itemized quote.
